The Athi river residential estate is a USD 169.24 Mn mixed-use housing development proposed within the Athi River Export Processing Zone (EPZ) under a Public-Private Partnership (PPP) model. The project aims to address the housing shortage for EPZ investors and workers by constructing 6,934 high-density affordable residential units, alongside community amenities. It will be implemented in three phases over five years under a Build-Operate-Transfer (BOT) structure, under which the private partner finances, builds, operates, and maintains the estate for 25 years before it is transferred to the government.

The expected return on investment (ROI) is 10.28%, and the project is expected to create approximately 500 construction jobs, while supporting Kenya’s industrial expansion through improved live-work infrastructure within the EPZ. The project is aligned with the Athi River EPZ master plan, which integrates residential and commercial zones to complement industrial growth.
